Location Mondi and retailpark
Located on the Belvédèrelaan, the Belvédère Retailpark is home to two DIY stores and six home improvement outlets. Thanks to the construction of the Noorderbrug, the area has become both highly visible and easily accessible.
Further Development
The original plan was to further expand the retail park with stores for brown and white goods, sports shops, and leisure facilities. However, based on current regulations and case law regarding nitrogen emissions, studies have shown that expansion under the existing nitrogen standards is more limited than initially anticipated. As a result, it is not possible to extend the retail park further within the (financial) frameworks set by the municipal council.
Vision for the retailpark remains
At present, studies are underway to determine how the development of the retail park can be shaped in both the short and long term. This process takes into account nitrogen regulations, current property ownership, and pertinent factors such as construction costs and market conditions. All of this forms part of a broader strategic evaluation carried out in connection with the Environmental Vision 20240.
Owners in the area can submit an application for an environmental permit to deviate from the zoning plan for the implementation of large-scale, peripheral retail operations. Provided that such an application complies with municipal policies and other applicable legislation, it could offer valuable enhancements to the current retail park. Additionally, development possibilities for large-scale, peripheral retail on properties owned by the Belvédère Neighborhood Development Company are being explored, such as the site at Fort Willemweg/Baron des Tombeslaan (the Bozon site).
Mondi
On September 24, 2024, the municipal council approved the purchase of Mondi, with the legal transfer taking place in March 2025. The municipality acquired Mondi because it occupies a strategic location near the Noorderbrug and the city center. This large site is excellently accessible for both motorized traffic and pedestrians and cyclists.
Currently, the most realistic scenarios for this location are being examined, and by September 2025 there should be greater clarity on what possibilities exist and what constraints remain.
